Draw a Y with Buena Vista at the junction. One arm runs south to Nathrop and up County Road 162 into Chalk Creek Canyon; the other runs west on County Road 306 toward Cottonwood Pass. All the thermal water is on those two arms. The town in the middle is dry.

Two Springs, Ten Miles Apart, With Nothing in Common
The Collegiate Peaks push geothermal water to the surface on both sides of Buena Vista, and the two operations that capture it have made opposite decisions about what to do with it.
Mount Princeton, in Chalk Creek Canyon at Nathrop, built a resort. There are developed pools held at roughly 90°F / 32°C for lap swimming and 104–105°F / 40–41°C for soaking, an infinity pool, a set of cascading Japanese-style pools between 101 and 107°F / 42°C, a spa, restaurants, tennis courts and, in summer, an upper complex with 700-foot waterslides and a lazy river. But the thing people drive over the pass for is unengineered: down at Chalk Creek, geothermal vents bubble up through the riverbed gravel at somewhere between 130 and 140°F / 60°C, and generations of soakers have ringed them with stones. There are around ten of these pools, roughly a foot deep, each big enough for five to eight people. You regulate the temperature by moving rocks to let in more or less snowmelt. Wear sandals; the gravel hides hot spots.
Cottonwood Hot Springs Inn & Spa, five miles the other way on the Cottonwood Pass road, went the other direction entirely. Four soaking pools and a plunge pool sit on the creek bank at roughly 94–110°F / 34–43°C, with a dry sauna and private tubs by the hour. The rooms have no WiFi, no television and no phone service. Alcohol is not allowed on the property. There are quiet zones. Lodging ranges from coed dormitory beds through plain rooms to creekside cabins with their own outdoor soaking tubs, and the pools stay open until midnight — which is the actual reason to sleep there. Nobody else in this valley sells an 11 PM soak under the Collegiate Peaks.
What a Room Includes, and What a Day Costs
At Mount Princeton, overnight guests get pool access as part of the stay, from the moment they arrive on the first day until the afternoon they leave on the last — so a two-night booking is effectively three days of water. Between Memorial Day and Labor Day the resort also holds an 8 to 10 AM window at the infinity pool, the waterslides and the upper cabana area for overnight guests only, before day passes are honoured. Guests are also given complimentary water fitness classes and mountain bike rentals.
A day visitor pays $65 for the classic pass or $95 for the Relaxation Pass, which adds the spa side and the infinity pool and is for guests 16 and over. As of August 2026 those are the published figures. Two adults doing two soaking days on classic passes spend $260 — which is most of the nightly-rate gap between a highway motel and a room that includes the water, before you count the drive.
Cottonwood folds soaking into lodging the same way, including on arrival day and check-out day, so the pools are available for hours on either side of the actual nights. The two private-rental options on County Road 162 skip the pass economy altogether. Antero Hot Springs Cabins rents three cabins — Hortense, Cottonwood and Chalk Cliffs Chalet — each with a hand-shaped hot-spring pool at the door running 110–112°F / 43–44°C, mineral-rich and low in sulfur. On-season rates start at $350 a night for two, extra adults are $30, and the cabins book six to eight months ahead. Alpine Hot Springs Hideaway is a single three-bedroom house sleeping up to twelve with its own hand-dug spring fed by a 130°F / 54°C-plus source, ten minutes' walk from the Mount Princeton grounds. Neither takes day visitors, and neither shows up in a hotel search — which is why people who want a private pool usually find out about them too late.
When to Go — and When the Creek Pools Vanish
This is the one timing fact that changes a trip. The creekside pools at Mount Princeton exist only because Chalk Creek runs low enough to leave the hot vents exposed. During spring runoff, roughly May and June, the creek rises and the pools are submerged, washed out, or chilled to the point of being pointless. If the dig-your-own soak is why you're coming, aim for late summer, autumn or winter. Locals rate a January creek soak in falling snow above anything the resort has engineered.
The upper pools, the waterslides and the lazy river run the other way: they are seasonal, roughly Memorial Day through Labor Day, which is also when the guest-only morning window applies. So a July family trip and a February couples trip are two different products at the same address, and neither includes what the other one is for.
Cottonwood soaks year-round to midnight. Cottonwood Pass — the road that continues over the Continental Divide toward Taylor Park — closes for the winter, but the springs sit five miles from town well below the closure, so the drive is a normal Chaffee County road in any season.
Altitude is worth a sentence. Buena Vista is at 7,960 feet and the resort at 8,250. Hot water, thin air and a beer at 8,000 feet stack faster than sea-level instincts expect. Drink water, keep first soaks short, and step out before you think you need to.
Kids, Adults, and Who Gets Which Pool
Mount Princeton is the family answer in this valley and markets it plainly: its own creekside page is titled around family-friendly geothermal pools, and the summer upper complex with slides and a lazy river is built for children. Family windows are noted by third-party guides. The line the resort draws is at its Spa & Club side, where certain pool areas are open only to overnight guests and spa patrons aged 16 and over — which is also what the $95 Relaxation Pass buys a day visitor.
Cottonwood is family-tolerant rather than family-oriented. Children are allowed, the property is listed as kid-friendly, and there are activities for kids — but the selling point is a quiet zone with no alcohol and no screens, and a midnight closing time. Bring a five-year-old who wants a waterslide and you have picked the wrong side of town.
The private rentals sit outside this question entirely: at Antero or Alpine Hot Springs Hideaway the only rules in the pool are the ones your group agrees on, because nobody else is in it.

What to Skip, and Where the Dry Hotels Still Work
Four of the six properties on this page have no thermal water, and none of them claims otherwise. The Surf Hotel is the useful one to name, because it is the best-known hotel in Buena Vista and its own website states there are no hot springs on site — a heated saltwater pool, and a list of nearby springs to drive to. Deer Valley Ranch sits on the same Chalk Creek road as the resort with an ordinary hot tub. Rainbow Lake Resort is a 1929 fishing lodge in the national forest with cabins, kitchens and no soaking at all. The Super 8 is a highway motel with an indoor pool.
Skip them if soaking is the trip. But they are not traps. A rafting week on the Arkansas, a horseback stay at the ranch, or a night on the way over Monarch Pass are all real reasons to sleep in a dry bed here, and one planned day pass covers the soaking. The honest test is arithmetic: count your soaking days, multiply by $65 a head at Mount Princeton or $20–30 at Cottonwood, and compare that to the room gap. Two soaking days for two adults usually erases it.
One property to leave off any shortlist: Creekside Hot Springs Cabin on County Road 289A, a three-bedroom private-spring rental that Yelp marked closed in December 2025 while rental listings for it were still live. Confirm directly with the owner before sending money.
